Buying a Luxury Lodge: What to Look for When Choosing a Holiday Lodge Park

There are several important things to consider when choosing a luxury lodge park. Look at the location and setting, the length of the park season, licence and ownership arrangements, annual site fees, available pitches, lodge options, the local area and the level of support provided by the park. It’s also important to visit in person before making a decision, so you can experience the park for yourself and decide whether it feels right for you.

When you’re thinking about buying a luxury lodge, it’s easy to focus on the lodge itself. You might have a particular layout in mind, fall in love with an interior or start comparing bedrooms, bathrooms and living space.

But there’s another decision that’s just as important: is the park right for you?

Your lodge is where you’ll spend your time, but the park is what surrounds it. Its location, setting and ownership experience will all shape how you enjoy your holiday home.

If you’re considering lodge ownership in North Wales, here are some of the things we recommend looking at before making your decision.

Where is the best location to buy a holiday lodge?

Think about where you want your holiday home to be and, importantly, how often you can realistically see yourself visiting. A good location should feel like an escape when you arrive, but still give you plenty to discover beyond the park.

Bryn Morfydd is in Llanrhaeadr-yng-Nghinmeirch, Denbighshire, overlooking the Vale of Clwyd. The park sits within 22 acres of wooded parkland in an Area of Outstanding Natural Beauty, giving owners a peaceful countryside setting with North Wales on the doorstep.

From here, you can enjoy countryside walks, historic towns, castles, restaurants and days out along the North Wales coast.

Ask yourself: could you see yourself returning here regularly, not just visiting once?

Think about how you’ll use your lodge

Everyone has a different idea of what holiday home ownership in North Wales should look like.

Perhaps you want somewhere for weekend escapes with your partner. Maybe family holidays are most important, or you want somewhere that works for visiting friends and bringing your dog.

Bryn Morfydd has a 12-month season, so owners can use their holiday homes throughout the year. The park is also dog-friendly, giving you the flexibility to enjoy breaks with your four-legged family members too.

That means your lodge doesn’t have to be reserved for just summer holidays. Spring walks through the Clwydian Range, summer days out in Llandudno, autumn weekends exploring Betws-y-Coed and winter escapes to Conwy can all become part of your ownership experience.

Look carefully at the setting

When you visit a lodge park, don’t just look inside the lodge. Look around you and explore Bryn Morfydd Lodge Park.

What can you see from the pitch? How does the park feel? Is it peaceful? Does the setting give you the sense of escape you’re looking for?

At Bryn Morfydd, lodges are positioned within wooded parkland overlooking the Vale of Clwyd, with different pitch locations offering their own unique character.

For example, the Kingston Carisbrook View offers a more open setting with views across the Vale of Clwyd, while the Kingston Carisbrook Woodland provides a more secluded feel amongst the trees.

That choice matters. Your pitch becomes part of your ownership experience, so take your time deciding what kind of setting you would most enjoy coming back to.

Go out and explore North Wales

Your holiday home might be your reason for visiting, but the local area will become part of your lifestyle here too.

Think about what you enjoy doing when you’re away. Are there dog-friendly walking routes nearby? Diverse places to eat? Historic towns? Beaches? Attractions the whole family will enjoy?

Bryn Morfydd gives you a countryside base from which to explore North Wales, while the park itself provides somewhere peaceful to return to afterwards.

And because you can use your lodge throughout the year, the area changes with the seasons. The same weekend away can feel completely different in spring, summer, autumn or winter.

It’s worth exploring the local area as well as the park before you buy. Have lunch locally, explore a nearby town or take a walk and see whether you can picture yourself and your loved ones spending time here.

Understand the season and licence

This is one of the most important practical areas to understand before buying. When comparing parks, ask yourself:

  • How long is the season?
  • How long is the licence?
  • Can I use my lodge throughout the year?
  • Is the park for holiday use or residential use?

Bryn Morfydd Lodge Park in North Wales operates a 12-month season, and the licence for the lodges is 50 years. The park has a recreational licence, so your lodge cannot be used as your main residence. You can use it throughout the year, but you’ll need to demonstrate that you have another residential address. This distinction is important. Year-round use does not mean residential use, so make sure the ownership terms suit your circumstances before you buy.

Understand the ongoing costs

The purchase price is only one part of owning a holiday lodge. When comparing parks, make sure you understand the site fees and any other costs associated with ownership, such as the deposit, utilities, insurance etc.

At Bryn Morfydd, site fees currently start from £4,300 including VAT. There is also currently an offer on selected new holiday home purchases where the site fees for the remainder of the 2026 season and the 2027 season are included at the time of purchase.* It’s always worth asking for the full details of any offer and understanding what your ongoing costs will be before making a decision.

Consider the choice of lodges

Once you’re happy that you’ve found the right park, you can start looking more closely at the lodges themselves. Think about who will use your holiday home, how much space you need and the way you like to spend your time away.

At Bryn Morfydd, there are two and three-bedroom lodges available, with a range of sizes, layouts and interior styles.

For example, the Victory Liberte is a 40' x 20' two-bedroom lodge with spacious open-plan living, expansive windows and a master bedroom with an en-suite.

The Prestige Foresters is a larger 45' x 20' two-bedroom lodge, with traditional country-style interiors, a kitchen island, integrated appliances and an electric inglenook-style fireplace.

The Victory Highcroft, on the other hand, is a 42’ x 20’ 3-bedroom lodge that boasts farmhouse-inspired interiors, open-plan living and a utility room.

The right lodge isn’t necessarily the biggest one available. It’s the one that suits how you see yourself using your holiday home.

Find out what support you’ll receive

It’s also worth thinking about what happens after you’ve bought your lodge. Who will you speak to if you have a question? How involved is the park team? Is there help available if your circumstances change?

Bryn Morfydd is a family-run park in North Wales, and the team supports owners throughout their ownership journey. The park can also arrange sub-letting by agreement, including a managed service for owners who want to generate income when they aren’t using their lodge.

If you already own a holiday home, motorhome or touring caravan, part exchange may also be an option. Bryn Morfydd can arrange a no-obligation valuation and help you through the process of moving to lodge ownership.

These are useful questions to ask any park you’re considering. Good support can make the ownership journey much simpler.

Visit before you decide

Perhaps the most important thing you can do is visit the park in person.

Photos can show you a beautiful lodge and picture-perfect views, but they can’t tell you how the park feels when you’re actually there. At Bryn Morfydd, a park tour gives you the opportunity to walk through the grounds, take in the panoramic views, explore available pitches and lodges, and talk to the team about ownership in North Wales.

Take your time. Admire the surroundings. Think about the journey from home. Imagine arriving on a Friday afternoon and having the whole weekend ahead of you.

Most importantly, ask yourself: can I see myself coming back here again and again?

So, what makes the right lodge park?

Ultimately, choosing a lodge park is about more than finding somewhere that looks beautiful.

The right park should offer: a location you’ll want to return to, an ownership experience that suits your lifestyle, clear and understandable ownership terms, lodges that fit your needs, places to explore beyond the park, and a team you feel comfortable dealing with. We believe that’s what makes ownership special at Bryn Morfydd Lodge Park.
